Mike owns a successful building services business. He employs a variety of trades, and asked us to help him build up a property development business arm.
We quickly zeroed in on this suburb for him – his business operates nearby, projects of the type he sought can be highly profitable, and if chose to sit on the site for a while or rent out the completed townhouses (both scenarios he flagged as possibilities) then the rental income and capital appreciation would be strong.
After reviewing our preliminary Feasibility, Mike had a few questions about design options, build cost assumptions, and Council policies. We worked to answer all his queries with help from an Architect we work closely with. Over the course of a few days, he attended the site with a couple staff, spoke to the selling agent about values, and then asked us to bid on his behalf at auction.
It was a competitive auction, and we secured the site at $70k less than budgeted. Mike appointed us to project manage the planning and design, which we did with support from quality consultants who we’ve worked with for years. His newly formed project team learned a lot the process and are now building a successful new business arm.
